EXO's Baekhyun reportedly bought a property in the Acheon-dong area of Guri. However, because the construction of the property has not been completed, the idol reportedly took a loan (debt) of up to 16 billion KRW to rent a luxury apartment as his residence.
According to property market sources and the Supreme Court's real estate registry, Baekhyun purchased a 141㎡ unit in Walkerhill Sangji River Ville in September 2021, located in Acheon-dong, Guri. The unit was officially registered under his name in October 2023.
Although Baekhyun's exact purchase price was not disclosed, it is estimated to be around 3 billion KRW based on similar units in the same complex. The absence of a mortgage or lease registration indicates an all-cash purchase, and the villa is reportedly still vacant.
Achui Village, where the villa is located, has long been known as a cultural enclave. Previously home to artists such as novelist Park Wan Suh and painter Lee Seong ja, the area has developed into a prominent residential zone for celebrities including Hyun Bin and Son Ye jin, Han So hee, Choo Ja Hyun, and Oh Yeon seo.
According to reports, Baekhyun originally intended to move to the Guri property after his lease at Trimage in Seongsu-dong expired. However, the delay in the completion of the villa and the issue of renewing the existing lease led him to move to RANUBO Hannam (La Nuvo Hannam) in June 2023.
RANUBO Hannam is a luxury villa complex built by Piark Construction near the UN Village area in Hannam-dong. Baekhyun currently lives in the penthouse owned by Piark Construction Chairman Cha Ga Won and her husband. To secure his move, Baekhyun took out a loan of over 10 billion KRW through a business entity he founded.
Now that Walkerhill Sangji Riverhill has been completed, Baekhyun is expected to continue living in RANUBO Hannam. He recently signed a new jeonse (long-term deposit lease) worth 16 billion KRW from Ga Won and her husband.
Baekhyun also transferred his debt, which was previously in his company's name, to his personal name. Given that the maximum amount guaranteed for a loan is usually 120 percent of the actual loan amount, it is estimated that Baekhyun borrowed about 10.5 billion KRW, about 66 percent of the jeonse deposit. His new lease is valid until April 2027.
The news of Baekhyun buying an expensive property in cash, but also going into debt to rent this luxury apartment immediately became a topic of conversation among netizens. " The amount of money involved is unimaginable to ordinary people — this is UN Village in Hannam-dong, a completely different world, lol[sic!] ," wrote one netizen.
" So basically, he bought a place but the lease on the house he was living in ended before the new place was ready. He moved into a rental house in Hannam-dong and stayed there. Even if the Guri place was finished, he probably wanted to stay in that location, right? [sic!]," added another.
